Rents going up in Hell's Kitchen

OK, the latest I’ve heard… Enoch’s Bikes just closed on account of the rent for their small shop on Tenth Avenue going up to $12,000/month.

What is it about landlords that they can’t imagine there is a breaking point for rent increases?
